Tenant Responsibilities

All of our properties have been thoroughly inspected to ensure that they are in compliance with our Quality Assurance Standards. It will be your responsibility to maintain these standards while you occupy the property. 

Within the first 7 days of moving into your new home, you will need to turn in a list of repair items, if any. Please be prompt and precise with this list. We will make the repairs and everyone will be under the assumption that the house is in full working order.

Any repair items turned in after your first 7 days will become your responsibility. We will make the repairs for you. However, you will be charged $50.00 for each repair item as a maintenance administrative fee.

Tenants are fully responsible to repair and maintain certain items and services while living in a Legacy managed property. The following items must be checked regularly and maintained at the tenants’ expense:

  • A/C Filters – You are required to replace the air conditioning filters on a regular basis. Replace them a minimum of every 3 months using the correct size filter. The filter size is on the side of the filter and an arrow indicates the direction of the airflow.
  • A/C Drain Line Clogs – These drain lines can become clogged with debris and/or mold causing the unit not to run effectively. You will need to check the drain line about every 3 months and remove the mold or debris as needed. These clogged lines can also cause water damage to the house which you will be responsible for if caused from a clogged drain line.
  • Washer/Dryer – Routinely check the lines to make sure the connections are good and the lines are free of dust and lint. If a malfunction occurs due to dust or lint, you will be charged. If the washer or dryer is not working, file a maintenance request with Legacy.
  • Pest Extermination – Tenants are required to do normal insect maintenance in the interior and exterior of the home. Legacy will be glad to refer you to one of our vendors.
  • Lawn & Shrubbery – You are required to maintain the landscape by mowing, trimming, weeding, fertilizing and watering. If there is a sprinkler system, you should monitor the amount of water needed to maintain the health of the lawn and comply with local water enforcement codes for your area. If the sprinkler system is not working, file a maintenance request with Legacy.
  • Kitchen Appliances – Keep all appliances clean of food and grease and free of dust build up. Some refrigerators will require you to empty a drip pan. Do not use Easy Off on a continuously cleaning oven.  If the appliances are not working, file a maintenance request with Legacy.
  • Swimming Pool and Hot Tub (if any) – These items must be maintained, even if you don’t use them. Pools and hot tubs are required to have a certain water level and chemical level to maintain healthy water. Legacy will be glad to refer you to one of our vendors. If the pool system is not working, file a maintenance request with Legacy.
  • Water Conditioners - Follow the instructions provided by the home owner. If the water system is not working, file a maintenance request with Legacy.
  • Plumbing - All faucets and pipes should be free of leaks when you move in. You are responsible to maintain the faucets and pipes and fix any faucet and/or toilet leaks during your tenancy. Major plumbing leaks that could cause damage to the property like a broken pipe, should be reported to Legacy immediately.
  • Smoke Detectors – Normally a smoke detector will make a beeping sound when the batteries are not working or are losing their charge. Do not remove a smoke alarm because it is not working or beeping. By doing so, you will endanger all residents and guests and you could be liable for damages in the event of a fire. If the smoke alarm is not working, replace the batteries. If new batteries still do not work, call Legacy and place a work order immediately. Tenants are responsible for the replacement of batteries. Test smoke alarms every thirty days and immediately report a non-working smoke alarm. Never remove or disconnect a smoke alarm!
  • Light Bulbs – You are required to replace burned out light bulbs with the correct size, but do not use light bulbs in excess of 60 watts.
  • Door Locks -  Replace immediately
  • Window Locks – Replace immediately
  • Glass Breakage – Replace immediately
